San Francisco Neighborhood Guide For Homebuyers
San Francisco is one of the most interesting cities in the world. With its laid-back sophistication and broad-minded elegance, it is no wonder that real estate in San Francisco is highly sought after. It is a competitive real estate market, with homes tending to sell fairly quickly, and often over asking price; but with due diligence it is possible to find the perfect home at an affordable price.
If you are looking for a home in San Francisco, understanding the layout and neighborhood distinctions is important. San Francisco is a compact city, covering an area of approximately 7 x 7 miles. It is organized into 10 Districts, each determined by geographic boundaries. Within these Districts are neighborhoods. Some are characterized by distinct ethnic and cultural heritage, others by lifestyle or industry.
Districts 1, 2, and 3 are at the westernmost edge of San Francisco, and were among the last areas of the city to be developed. Because of their proximity to the Pacific Ocean the weather in these Districts can be changeable, switching from some of that famous San Francisco fog to brilliant sunshine when the ocean breezes kick in.
District 1 - Northwest
The Richmond District, as District 1 is sometimes known, is a culturally diverse community surrounded by parks and recreational spots; Lincoln Park, the Presidio, Golden Gate Park, and the Pacific Ocean. Homes range from the exclusive mansions in Sea Cliff to the tidy little Victorian and Edwardian single-family homes of Laurel Heights.
District 2 - Central West
District 2, sometimes referred to as the Sunset District, is home to the UCSF Medical School and the San Francisco Conservatory of Music. This District has the laid back feel of a small town, with an intriguing ethnic mix and some great restaurants. Housing in District 2 is eclectic, ranging from early mid-century homes by Henry Doelger, to the whimsical houses designed by Oliver Rousseau.
District 3 - Southwest
District 3 is home to San Francisco State University and the Stonestown Galleria, which is a suburban style shopping mall plunked down right in the city. Residences in District 3 range from the gracious homes in Merced Manor and Pine Lake Park, to the single-family, middle class homes built by the Gellert brothers in Lakeshore.
Districts 4, 5, and 6 are in the heart of San Francisco and include some of the more colorful neighborhoods in the city - Haight Ashbury, the Castro District, and the western edge of the Mission District. Some of the most gracious homes in the city can be found within the boundaries of these districts.
District 4 - Twin Peaks West
Some of the most diverse architecture in the city can be found in District 4. The cozy neighborhood of West Portal is the business hub of the area, typified by independently owned shops and small restaurants, surrounded by well maintained single-family homes. Wide curving boulevards characterize many neighborhoods in District 4. Forest Hill and St. Francis Wood are gracious residence parks with architectural styles ranging from French Country to Georgian and Tudor. Sherwood Forest has some of the city's largest residential lots and a diversity of styles, including custom contemporary and California ranch. For the mid-century modern enthusiast, Diamond Heights is an exciting community of mid-century single-family homes, apartments and condos, and just may have the largest concentration of Eichler homes in the city.
District 5 - Central
A rich variety of homes and amazing character are what one can expect in District 5. Haight Ashbury still boasts the Bohemian ambience that once made it so famous. Duboce Triangle is a rapidly changing community, and one of the sunnier areas of the city. Twin Peaks offers some of the most spectacular panoramic vistas in San Francisco, and Noe Valley has become a much-coveted residential area. District 5 may well be one of the most socially diverse areas in the city.
District 6 - Central North
District 6 is where one can find an abundance of the Victorian architecture San Francisco is so famous for. Alamo Square, home to the famous Victorian "Painted Ladies" is in District 6, along with some exquisite views of the city. Hayes Valley is a hipper, trendier part of the district and real estate there includes a unique mix of lofts, condos, and distinctive homes.
The City's downtown and northern waterfront follows the bay from the Bay Bridge to the Golden Gate. It is here that tourists flock to visit Fisherman's Wharf. Once home to the Barbary Coast, North Beach boasts a vibrant nightlife and interesting history. Pick up the city beat in Downtown San Francisco, where fame and fortune abound. Chinatown, cable cars, world-class restaurants, and luxury hotels lure visitors and residents alike to Districts 7 and 8.
District 7 - North
Cow Hollow, the Marina, Pacific Heights, and Presidio Heights are the neighborhoods in District 7. Pacific Heights is one of the most desirable neighborhoods in San Francisco. This prestigious real estate includes luxury condos with stunning views, co-ops, and elegant mansions. Nearby Cow Hollow and the Marina attract a young affluent crowd with a great singles scene, trendy bars, and a wide variety of interesting homes.
District 8 - Northeast
District 8 is San Francisco at its most urbane. Downtown is the cultural heart of the city, while the Financial District is the economic center. Nob Hill and Russian Hill are two well-recognized, old money neighborhoods in this district, while North Beach is an artsy, vibrant neighborhood, full of quaint single-family homes and apartments.
Districts 9 and 10 have historically been the more industrial areas of San Francisco. Here you will find AT&T Park and Monster Park, home to the San Francisco Giants, and the San Francisco 49ers, respectively.
District 9 - Central East
District 9 is a mix of residential and industrial real estate. The new UCSF research campus has led to the rapid development of an affluent neighborhood in Mission Bay, where there was once a sprinkling of warehouses, shipping yards, and factories. Potrero Hill is a mellow, family-oriented neighborhood that appears to be in the process of being "discovered". South of Market, or SoMa, is a high tech mecca by day and a nightspot after dark. Housing there is moderate to expensive with industrial as well as residential living spaces.
District 10 - Southeast
District 10 probably has the most affordable real estate in San Francisco. It is a light industrial warehouse area, with a culturally diverse population. Homes in the area tend to be owner-occupied, single family dwellings and apartments.

College Football - Why Bowl Games Are Such a Big Deal - They Bring Prestige and $139 Million
If you are not a college football fan and could care less if you never see a bowl game in your life, you might wonder what all of the fuss is about. If you have a red-blooded male in your life, just ask him.
There will be 34 NCAA bowl games this year and the fuss in each one will be about prestige and money, big money, as in more than a collective $139 million for the participating teams and their respective conferences.
The actual bowl payouts reflected below add up to $127+ million, but the actual $139+ million figure arises because of some additional payouts for participating teams beyond the automatic qualifiers from the 6 major BCS conferences-the Atlantic Coast, Big East, Big Ten, Big 12, Pacific-10 and Southeastern.
A team must win 6 games to be bowl-eligible, according to NCAA standards. Some of the qualifying teams automatically receive bowl bids, and others are asked to participate in the less significant bowl games.
Just about every news organization that publishes the bowl-game lineups does so by the date of the contest, the first (on December 19th) to the last (the Bowl Championship Series title game on January 7th).
I choose to do it this year by the importance of the bowl based on its payout first, and then the prominence of the game based on its participants. The first 5 bowl games listed comprise the prestigious BCS super-contests with the biggest payouts.
Here is the complete lineup for the 2009 season (which stretches into 2010).

This would normally be covered under your personal holiday insurance. You will need to check your personal holiday insurance prior to departure and if you are already covered you will not need this additional insurance offered at the rental depot.
Please do take time to read the small print that will be part of the local rental agreement as your insurance can become void if for example you drive on unpaved roads, drive under influence of either drugs or alcohol.

Five Off Beat & Inexpensive Texas Road Trip Ideas
When out of state tourists think of Texas road trips, only a few hot spots come to mind: The Alamo, Austin night life, and that is about it. I wanted to point out some other lesser-known city and outside attractions that might make for an interesting road trip.
Schlitterbahn - For your summer time road trip, drive your water-amusement-park-lovin' self down to New Braunfels, Texas and get your feet wet in this German themed oasis of fun. There are two parts to this park, and I personally enjoy the older classic part. I don't know, there is just something nostalgic about that muddy water tube slides and river tubing.
I am sure the kids and the wife would prefer the newer part with a man-made river of the chlorinated persuasion one can lounge on alligator floaty on all day. It keeps you moving whether you want to or not. There are also huge slides that make for a real tongue swallower!
Tubing on the Guadalupe River - While in the area, this is definitely something to write home about a Texas favorite. There are several different routes ranging from one hour to four that will make your day on the river a time flexible reality. You can even drink beer while tubing, but be careful and don't get carried away (no pun intended). As a recent rule, they do limit it to one six pack per person.
I'd advise doing some research online for quality "float the river" tips. For inner tube coupons from various providers, type in Tubing on the Guadalupe River in Google without quotes. Bring a picnic basket and you family can have a pretty inexpensive day of fun.
San Antonio's Haunted Railroad Crossing - After tubing all day, you still have time to make a trip that night an hour away in San Antonio. South of San Antonio, in a low key neighborhood not too far from the San Juan Mission is an intersection of roadway and railroad track that has become known in a catalog of American ghost lore.
In 1941, a catholic school bus full of kids made its way down the road and toward the intersection. It stalled on the railroad tracks and a speeding train crushed the bus, sacrificing all of the children. The bus driver, a nun, survived, until she went insane and committed suicide.
Since the accident over 60 years ago (as the story goes), any vehicle stopped on the railroad tracks will be pushed by tiny unseen hands across the tracks to safety. This is the only part of the city where ghost children help with your defensive driving in San Antonio. Try using baby power on your bumper, so you can see their prints! This is definitely spooky, and from experience it works too!
In the last ten years, the railroad crossing has grown has grown rapidly in popularity, with tourists visiting nightly mostly due to online ghost and haunting stories research.
Fredericksburg, Texas - If you're not down for ghost chases, here is a little less paranormal sabbatical, for the next day in your vacation. Known for bed and breakfast houses and antique stores, Fredericksburg, Texas is a small town located in Gillespie County (almost the exact middle of Texas). A perfect get away for you and your honey after a day on the river. They have over 300 accommodations for a town with 8,911 in population.
Only 63 miles north of San Antonio and 67 miles west of Austin, you could make a half day of a visit, the whole day and spend the night in a bed and breakfast. There are also quite a few hunting and fishing opportunities. Men, you might save that for another road trip with your buddies when you aren't with your wife or significant other.
Luckenbach, Texas - While in Fredericksburg you might as well hit Luckenbach not very far away. "Everybody's somebody in Luckenbach, Texas" because it is officially Texas' smallest town with an official government census population in 1970 of 3. Waylon and Willy sang about it.
The oldest building in town is a general store/saloon opened in 1849 by Minna Engel, whose father was an itinerant preacher from Germany. The store is also a gift shop where you can get a shirt and a shot glass, your merit badge to any city along your Texas road trip.

Geology fossil hunting and hiking in Tasmania, Australia
If you have a fossil collector, rock hunting, or have an interest in Geology, Fossil Bluff, Tasmania is a must destination. It 'was classified as a geological monument and is surrounded by other geological wonders.
Fossil Bluff is a bluff of sandstone layers of fossils trapped in stone. And 'separate waves of Bass Strait, the ocean, which washed Tasmania from mainland Australia. This reef was below sea level in the Oligocene geological period(Approximately 38 million years ago) and it is on the upper parts of the moraine, which were deposited by glaciers during the Permian (about 280 million years ago). It 's like the big trip I took with my sister and her family about 15 years ago. All my life I wanted to go to California from my home in Ontario Canada. Idreamed of for years. Then one day she announced that a cross-country camping expedition planned and I was welcome to join them.
My dream had come true. I was thrilled.
For the next four months, I focused all my energies on my work. If I was not working, I was watching TV or doing something in writing. Meanwhile, my sister has been collecting information about the places you can visit while we are there. Both being interested in nature, I had all the details up tothem.
When it came time for the trip, but I realized I had no research, but a glance through a few books have brought home from the library. I had not spent the time to work with you to make plans or even one of mine.
If you plan on traveling with your family, do your own research to come. That may seem like common sense, but it was something that did not. As a result, I had some dissatisfaction with the leadership.
